After viewing your home, I will research recent sales and currently available homes that are most comparable. I will consider the current inventory level, recent sales, available competition, your home’s condition and unique features, and the current pace of the market to advise you on the best listing price for success. I will also prepare a spreadsheet that will show you your estimated closing costs, so you can clearly see your expected net proceeds at a range of sale prices.

1. Listen to your needs and help create a plan to obtain your goals.
2. Analyze the market and advise you on appropriate pricing.
3. Staging and decorating advice.
4. Coordinate contractor services (floors, carpet, storage, painting, misc repairs).
5. Staging services, if needed.
6. Professional photos, floorplans, and video.
7. Prepare listing for MLS and all internet sites to effectively reach all targeted buyers.
8. Review homeowner’s association info to prepare for any marketing or financing obstacles.
9. Execute marketing plan.
10. Coordinate showings and answer questions from prospective buyers and their agents.
11. Obtain feedback from showings, both from buyers and agents.
12. Assist seller in interpreting feedback and to determine if any action is needed.
13. Continue to evaluate the market place, our competition and inventory. Deliver weekly updates to seller.
14. Explain offers and advise on desirability of specific terms.
15. Use market place research to negotiate the highest price and most desirable terms.
16. Evaluate strength of buyer’s financing.
17. Assist in solving any inspection problems that arise; either by obtaining additional information
for buyers, or by negotiating credits or repairs.
18. Coordinate repairs resulting from inspection as needed.
19. Check on attorney review process, assist as needed.
20. Check on mortgage process throughout contract, assist as needed.
21. Coordinate appraisal, present information for appraiser that supports our value, and inform appraiser of local
market conditions that may not be obvious.
22. If there is a homeowner’s association, assist in getting all required documents to buyer for review, obtain
additional information as needed.
23. Assist seller with moving plans.
24. Coordinate final walk through with buyer and agent.
25. Ensure all documents required by Coldwell Banker are prepared and ready for closing.
26. Stay in touch with you after closing and be available as a resource to you, your friends, & family!
